We are pleased that you have decided to make Parkway Villas your home. Thank you for leasing with us.

The following items are policies by which this community is operated. They are based on the belief that consideration of others and respect for other's property is important. These policies and procedures are an addendum to your lease contract as referred to in your lease contract. Violation of any of these policies can result in termination of your rental agreement. These policies may be added to, amended or repealed at any time by management.

  1. Vacating/Termination of Lease
    1. If you find that you must relocate, please notify management in writing before the first of the month and at least 30 days before the end of your lease term. Please come by the office to complete the notice of intent to vacate form.
    2. Your current lease term and all other terms and conditions of your lease must be fulfilled before you vacate your apartment. Please advise management when you have vacated your apartment so you and the manager can inspect the apartment using the move-in/move-out inventory as a guide. Please set up an appointment before vacating your apartment.
  2. Payment of Rent
    1. All monthly rental payments are due and payable on the first of each month.
    2. Personal check, certified check, cashiers check or money order will make payment. We do not accept cash under any circumstances. After the 10th of the month, all payments must be made with a certified check, cashier's check or money order. All checks and money orders are to be made payable to Parkway Villas. Please put your apartment number on the check or money order.
    3. Overdue rent payments are subject to late charges as well as legal recourse costs. If rent payment has not been made by the 3rd of the month, an initial late fee of $35.00 will be due as additional rent payable at the time of the overdue rental payment. There will be a $10.00 per day late charge beginning on the 4th of the month.
    4. If the bank for any reason returns a check, the check will not redeposit. A charge of $25.00 will be incurred in addition to any late fees that apply. Non-sufficient fund checks can only be cleared with a certified check, cashier's check or money order. Certified check, cashier's check or money order can only pay future rental payments after two non-sufficient fund violations. No personal checks will be accepted.
  3. Guests
    No persons other than the residents and occupants identified and registered on your lease agreement may occupy your apartment without permission of the management. Any special situations, such as temporary custody, should be referred to the management. A resident must accompany all guests using the recreational facilities. You are responsible for your guests' actions and activities. Guests are subject to the same policies that apply to residents of Parkway Villas.
  4. Utilities
    Upon move-in you are responsible for the payment of the electric utilities in your apartment. You will need to make arrangements to have the service put in your name.
  5. Maintenance Requests
    1. Maintenance requests should be in writing.
    2. Only Emergency requests will be taken over the phone.
    3. Any malfunctions of window latches, door locks, keyless bolting devices, sliding door pinlocks, sliding door latches, sliding door charley bars, peepholes (if applicable), or smoke detectors should be promptly reported.
  6. Appliances and Fixtures
    The cost of any repair or service on appliances or fixtures due to misuse by a resident, occupant or guest will be charged back to the resident.
  7. Insurance
    We strongly recommend that you obtain renter's insurance to protect against all hazards described in your lease. When you need information regarding the construction of buildings or the nearest fire department, please contact the management.
  8. Pest Control Tips
    1. We exterminate your apartment regularly.
    2. Do not keep brown paper grocery sacks around since they are often contaminated with roach eggs.
    3. Do not leave food uncovered except when absolutely necessary.
    4. Sweep and mop your kitchen regularly. Clean up liquid spills immediately.
    5. Use the garbage disposal in the sink whenever possible. Do not put wet garbage in the trash.
    6. Take the trash to the dumpster every other day.
    7. If you are allowed to have a pet, store food in well-sealed containers and be sure to clean water bowls and food bowls daily.
    8. Vacuum the carpets frequently to remove crumbs, food particles, dust, dander, and insect eggs.
  9. Pool Rules
    1. NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK.
    2. Emergency phone number is 911.
    3. Pools close at 10:00 pm.
    4. An adult must accompany persons under 16.
    5. No glass containers or food allowed in pool area.
    6. No pushing, shoving or running.
    7. No large rafts or toys allowed in pool.
    8. No more than two visitors per resident. A resident must accompany visitors.
    9. No cut-offs allowed in pool. No diapers. Regular swimwear only.
    10. No diving allowed.
    11. No pets allowed in pool area. This provision does not apply to service animals used by handicapped persons.
  10. Laundry Room
    1. The laundry room is open 24 hours.
    2. The laundry facilities are operated by an independent laundry service, which is responsible for their repair and maintenance. If machines are not working properly, please call the management or the phone number posted in the laundry room. Please call the laundry company if you need a refund.
    3. All persons using the laundry facilities are responsible for their own personal property. We recommend that you do not leave your clothes unattended.
    4. Persons under the age of 12 must be accompanied by an adult.
  11. Minor Persons
    1. For safety reasons, persons under the age of 16 are not permitted in the swimming pool unless accompanied by an adult.
    2. Persons under the age of 16 should not be left in an apartment unless supervised by an adult.
    3. No tree climbing permitted.
    4. Parking lots are not to be used as playgrounds.
  12. Patios/Balconies
    1. Only plants or patio furniture are allowed on patios and balconies.
    2. No bicycles or motorcycles are allowed to stand in or on balconies, patios, passageways or courtyard areas.
    3. No laundry, clothing, rugs or mops are to be hung on the exterior of any building.
    4. Satellite dishes and antenna are permitted with restrictions. A deposit of $150.00 is required before installation. Liability insurance of $100,000 is required. Please see the manager for details.
    5. No items are permitted in the outside walkways, patios or balconies.
  13. Vehicles/Parking
    1. When entering or leaving the community, you are requested to operate your vehicle at a speed not to exceed 10 miles per hour.
    2. All parking is unassigned, except in designated areas. Please be courteous to your neighbors. Do not take up two spaces with one vehicle or park on the grass.
    3. Campers, trailers, boats, buses, large trucks and recreational vehicles must be parked in designated areas only.
    4. Automobile repair work is not allowed on the premises.
    5. Vehicles must meet all state inspection requirements to remain on the premises. Any motor vehicle that is parked in a fire lane, handicapped space, blocking a trash receptacle, double parked, abandoned (non-current registration) or inoperable will be toed away at owner's expense. You are responsible for notifying occupants and guests of the towing policies. Management will not be responsible for any damage to the vehicle involved.
    6. Motorcycles should be parked in parking lots only. Do not park them on patios, balconies or inside apartment. They must have a current tag. No dirt bikes are allowed on the premises.
  14. Storage
    Please use the storage area provided with your apartment. Patios, porches, balconies and passageways are not to be used for this purpose.
  15. Fire Hazards
    No flammable objects or substances are to be stored in your apartment or on patios, balconies or in the garage.
  16. Disturbances/Objectionable Noises
    1. Stereos, radios, televisions, etc. should be kept at a minimum level so you're your neighbors are not disturbed.
    2. No resident, occupant, guest or visitor should cause any disturbing noise on the premises.
  17. Alterations to Apartment
    1. Any modification or change to the apartment is prohibited.
    2. Do not alter any lock, door or window leading into your apartment without the prior consent of management.
    3. Management must approve any color or decorative changes before their installation.
    4. Use only the telephone outlets already installed in your apartment. Any additional wiring is prohibited without written permission.
  18. Common Area Conduct
    All common areas including, but not limited to, parking lots, stairwells, breezeways, hallways, laundry rooms, courtyard areas, fitness center, business center, pool, and playground are for the use and enjoyment of all residents at the community. Any resident, occupant, guest or visitor conducting himself in any unreasonable or offensive manner will be subject to being removed from the common area and such conduct will be considered a breach of the lease. You may be given a 30 day notice to vacate your apartment for displaying any of the conduct that is prohibited in the lease. If you do not vacate once we have notified you, we will file an eviction.
  19. Illegal Drug Activities
    Any known or suspected illegal or criminal drug activities observed at or within your residence will be reported immediately to the proper authorities. We do not tolerate the possession, use or distribution of illegal drugs or drug paraphernalia and we cooperate fully with the local authorities in order to prohibit their use and to assist in the arrest and conviction of those persons who are guilty of such illegal or criminal activity. You will be given a notice to vacate for being involved in any of the above activities. We will file an eviction if you do not vacate after being asked to do so.
  20. Exterior Lighting
    Notify management if you observe an exterior or hallway light that is not working or is dim.
  21. Waterbeds
    Waterbeds are acceptable on first floor apartments only with proof of insurance for any damages that may occur. Anyone not complying with this regulation faces possible eviction, and will be held responsible for any damages done by the waterbed.
  22. Pets
    1. Pets are not permitted on the property unless a pet agreement has been signed and an additional $200 to $250 deposit has been paid. There is also a $200 to $250 non-refundable fee for shampooing and de-fleaing the carpet. This non-refundable fee is not transferable to another apartment in this community.
    2. Only two pets per apartment.
    3. The pet must be at least one year old and have a current license and immunizations.
    4. Vicious or exotic pets are not allowed in your apartment or on the property.
    5. The pet must be walked daily only in designated areas and owners must clean up after their pet.
  23. Window Coverings
    No shades, awnings or window foil guards are to be used in or about the building. All windows must show white from the outside.
  24. Deliveries
    1. Deliveries or service requiring entrance into the resident's apartment by anyone other than management/maintenance staff will be allowed only with written permission from the resident.
    2. Management shall not be responsible for articles or parcels left at your door or in the office by delivery services.
  25. Posting of Signs
    1. Posting of signs or advertisements is prohibited.
    2. Soliciting is prohibited.
  26. Transfers During Lease Term
    1. You must come to the management office and the manager must then approve the transfer and a new lease signed before move-in.
    2. There is a transfer fee of $300.
    3. The vacated apartment must be left in the condition described on your move-out cleaning instructions. It will be inspected.
    4. Unless it is an emergency, we require that you fulfill your lease term and give us a 30 day written notice before the transfer.
  27. Notification
    1. Notify management of any damaged or broken locks, exterior lights, latches, peepholes, windows, doors, smoke alarms, fire extinguisher or any other safety or security devices in your apartment or on the property. Also report any lost keys.
    2. Immediately call 911 or the police to report an emergency, suspicious persons, strange vehicles, disturbances or unusual activity on the community.
    3. Provide management with written permission to allow moving van representatives, out-of-town guests, delivery personnel and relative's entrance to your apartment.
  28. Satellite Dish
    Residents who wish to install a satellite dish or receiving antenna must sign the latest "Satellite Dish and Antenna Addendum to Lease Contract" published by the Texas Apartment Association and comply with the requirements of that addendum. A resident may install only one satellite dish or receiving antenna on the leased premises (inside his or her dwelling or in an outside area that is leased exclusively to the resident such as a balcony, patio, yard, etc.). No other satellite dishes or antennas are allowed. This rule is part of the community rules and policies at the time of lease signing or lease renewal. An additional general security deposit of $150.00 may be charged as a condition of having a satellite dish or antenna. Liability insurance in a coverage amount of $100,000 will also be required.
  29. General 
    While the forgoing policies contain minimum provisions regarding the supervision of persons under the age of twelve years of age; residents are advised to exercise their own prudent judgment with respect to the unsupervised use of the facilities located throughout the community by minors. Neither management nor the owner, by establishing the minimum requirements contained in these policies, is in any manner representing, guarantying or ensuring the safety of any persons when participating in the activities or using the facilities of the community with or without supervision. Management is not liable for any injuries and residents and guests waive any claims or rights to sue management, its agents or employees for any injury that may result directly or indirectly from the use of any facilities on the property.
